Rather than getting involved in complicated structural changes look for a house that need simpler alterations such as new colour washes, small repairs here and there and some redecorations etc. If the property that you are interested in shows alarming cracks or if you intend in making extensive structural changes hire a building consultant before you go further.

You can make an offer when you are satisfied with the home you have found. Don't go too low unless you want your offer to be refused. The best method is to make on offer 5% -10% less than the asking price.

The bank you approach for a loan will value your property before they agree to and lend you any money. It is advisable to also carry out an independent valuation.

If no problems arise by this stage you are well on your way to own the home that you'd love to live in.
