Before you go any further you should obtain good legal advice on the ownership of the property and its Title. Defective titles could lead you to untold difficulties in the future. Check on this aspect as a matter of priority.

Finally, check to see whether the seller has obtained the necessary approvals such as the Sub-division approval, Non-Vesting Certificate, Building Permit, Certificate of Conformity, Sewer & Drainage Certificates etc. It is illegal and improper to occupy an apartment without having a conformity certificate.
