Finally, check to see whether the Developer has obtained the necessary approvals such as the Building Permit, Certificate of Conformity, Sewer & Drainage Certificates, and that the proper Condominium Deed and a Condominium Agreement have been effected or not. It is illegal and improper to occupy an apartment without having a registered condominium deed.

In Sri Lanka maintenance fees of condominiums has a habit of going up each year. So don't forget to check for the maintenance fees if you decide to buy a condominium.
