The existing and future land use pattern, since 1977 up to 2010 are shown in Table 4 A noticeable change in land use is the reduction of land allocated for residential purpose after 1981. A further reduction in residential land use is expected from 40.0% of the total land use at present to 21.0% in year 2010. (Figure 3 & Figure 4) However, it is
expected that this reduction is to be compensated through increased density of housing units. In other words housing development in the future will give priority to intensive development with  more high rise housing scheme.  Allocation of additional land for commercial and mixed development in the city is expected to come from land that has become available due to relocation of activities and limited lands being  allocated for housing development in the city.  The 1996 land use distribution is shown  in Map 7.
