Floor Space Distribution Pattern by Major Urban Land uses

Figure 5 and Figure 6  provides the general distribution pattern of floor space by major urban land uses. As reported, residential land use occupied about 58.5% of the available floor space. Institutional activities occupy 1.65 Mn. square meters or 12.6% total of floor space and account for the third largest land use in the city. Commercial activities become the second largest user and occupy about 2.07 Mn. of square meters or 16.0% of floor space.  This clearly shows that the city of Colombo reflects more residential character than commercial or banking based land use pattern.

The emphasis in the proposed  Core Area Plan is to transform this scenario to make the city the commercial capital in the country. In order to make Colombo the commercial capital, more commercial, financial and banking sector activities are encouraged under this plan. In addition, administrative and defence establishments, which are currently located in the city of Colombo, are planned to be relocated in Greater Kotte.
