Strategy

According to the proposed Core Area Plan, urban development in the future is geared to take place along the water front. The existing development and anticipated development in the years ahead in and around the Central Business District (CBD) will be linked with the development along the water front to form a contiguous urban development. The urban scape envisaged in the future will have high, medium and low density development scattered throughout the Core Area. The entire area will be adequately served with modern transport networks to provide the people with good and efficient access within the Core Area as well as between the Core Area and the rest of the country.

In order to achieve the objectives of the Core Area Plan, appropriate policies and strategies will be developed with particular focus on the following.

Land Use

- Zoning Plan and Planning Regulations
- Building Regulations
- Density Regulations
- Development Guide Plans (DGP'S)

Traffic and Transportation
- Public transport and integrated transport model
- New transportation modes such as Light Rail Transit (LRT) and Mass Rail Transit (MRT)
- Traffic Control and Management
- Parking facilities with park and ride system
- Requirement of new building codes along existing roads.
Infrastructure Facilities

- Augmentation of the capacity of pipe borne water supply
- Expansion and improvement of sewerage system
- Improvement of surface water drainage system
- Investment on power to provide uninterrupted supply to business, commercial and residential users
- Provision of modern telecommunication facilities
